Residential Maintenance Technician (Live-In)

THE OPPORTUNITY
Wesgroup Properties is seeking a Live-In Residential Maintenance Technician to reside on-site and support the operations of a 71-unit residential rental community in Coquitlam. In this hands-on role, you'll be responsible for day-to-day maintenance, repairs, and preventative building upkeep while also providing support to properties throughout our residential portfolio in New Westminster and the River District. Your work will play an important role in delivering safe, well-maintained, and welcoming homes for our residents.
Working closely with the Resident Building Manager and Janitorial staff, you'll help ensure the property, building systems, and resident amenities are maintained to a high standard and operate safely and efficiently.
This position works a regular daytime schedule and participates in an on-call rotation to respond to after-hours emergencies at the primary building and, as needed, across nearby Wesgroup properties.
A company-provided live-in suite is included as part of the compensation package and must be occupied upon commencement of employment.
In addition to responsibilities at the primary site, this role provides maintenance support and relief coverage across other residential properties within the Wesgroup portfolio.

WHAT YOU'LL DO
General Maintenance & Repairs
- Perform general repairs, maintenance, and preventative maintenance for building systems and equipment.
- Complete minor repairs including plumbing fixes, lighting replacements, battery changes, dispenser installations, and general upkeep.
- Support the maintenance of HVAC, electrical, mechanical, structural, and elevating systems.
- Respond to maintenance service requests and complete work orders according to priority.
Preventative Maintenance & Inspections
- Conduct routine building inspections to ensure systems are operating safely and efficiently.
- Identify maintenance concerns, deficiencies, or potential safety hazards.
- Complete preventative maintenance tasks and maintain accurate documentation in accordance with established maintenance programs.
- Assist with building condition assessments and prepare reports as required.
Suite Turnovers & Resident Support
- Assist with suite turnovers, including patching, painting, repairs, and unit preparation.
- Support move-in and move-out inspections alongside the Resident Building Manager.
- Provide professional, responsive, and customer-focused service to residents.
Building Operations & Systems Monitoring
- Monitor and support the operation of Building Automation Systems (BAS), Fire & Life Safety Systems, emergency generators, and other key building infrastructure.
- Ensure building systems operate in compliance with applicable safety regulations and operational standards.
- Identify opportunities for maintenance improvements, energy efficiency initiatives, and capital upgrades.
Vendor & Contractor Coordination
- Coordinate and oversee contractors working on-site to ensure work is completed safely and according to expectations.
- Liaise effectively with vendors, service providers, residents, and internal stakeholders.
Grounds & Property Upkeep
- Maintain the cleanliness, appearance, and overall condition of the property.
- Perform tasks such as power washing, landscaping support, debris removal, and waste management as required.
Safety & Compliance
- Ensure work is completed in accordance with Occupational Health & Safety requirements and Wesgroup's Corporate Safety Program.
- Respond effectively to building emergencies during regular working hours and while participating in the on-call schedule.
Portfolio Support & On-Call Coverage
- Provide maintenance support and relief coverage at other Wesgroup properties as required.
- Participate in on-call coverage for after-hours emergencies, including:
- Primary building coverage during the week.
- Additional site coverage as required.
Professional Representation
- Represent Wesgroup professionally in all interactions with residents, contractors, and colleagues.
- Perform other related duties as assigned.
WHAT YOU BRING
Required Qualifications
- 1+ years of experience in residential, commercial, or building maintenance.
- Strong customer service skills with the ability to interact professionally with residents, contractors, and colleagues.
- General understanding of building systems, maintenance practices, and construction methods.
- Ability to read and interpret specifications, as-built drawings, and construction documents.
- Strong organization, time management, and problem-solving skills.
- Proficiency with Microsoft Office applications.
- Strong written and verbal communication skills.
- Self-motivated, dependable, adaptable, and eager to learn.
- Valid Class 5 Driver's License with a satisfactory driving record.
- Ability to safely use hand and power tools.
- Ability to lift up to 50 lbs and perform physical work, including walking, climbing stairs, and standing for extended periods.
Preferred Qualifications
- Experience working in occupied residential rental buildings.
- Experience in one or more building trades such as plumbing, electrical, carpentry, painting, or general repairs.
- Familiarity with Building Automation Systems (BAS).
- Basic knowledge of Fire & Life Safety systems.
- Experience using Yardi or other property management software.
- Exposure to preventative maintenance programs and work order systems.
COMPENSATION
- Annual Base Salary: $60,000- $70,000 per year.
Actual compensation will be based on experience, qualifications, market conditions, geographic location, and internal equity considerations.
