Manager, Land Development Accounting

Midtown Toronto, ON (in-office and on the TTC line)

$120,000 to $130,000, plus health, dental and vision benefits, paid time off, and on-site parking

Our client is a real estate development company with a diverse portfolio of land development projects. They offer a fast-paced, entrepreneurial environment where accounting works closely with project managers and finance leaders to support project performance and business decisions.

Reporting to the Director, Land Development Accounting, this is a hands-on role overseeing the accounting and financial reporting for a portfolio of land development and holding companies. The successful candidate will take ownership of project reporting, budgeting and cash flow management, while providing team oversight and working closely with project managers to understand costs, funding requirements and financial performance.

Responsibilities

Oversee full-cycle accounting for an assigned portfolio of land development companies, including land purchases and sales, cost recoveries, journal entries, account reconciliations, job costing and cost allocations.
Prepare accurate and timely monthly, quarterly and annual project reporting, including budget variances, cost analysis and benchmarking for project managers and senior management.
Prepare year-end financial statement packages for the internal financial reporting team and external accountants in accordance with applicable accounting standards.
Work with project managers and the finance team to prepare and maintain project budgets, including detailed reviews of construction hard and soft costs and fee proposals.
Monitor project cash flow, prepare cash flow forecasts and funding draws, and review loan and letter of credit utilization.
Prepare cash calls, distributions and equity reconciliations for land development and holding companies.
Review invoices, coding and change orders to ensure accurate project accounting.
Prepare, review and reconcile internal and external loans and related interest calculations.
Provide oversight and supervision within the land development accounting department and maintain complete, accurate supporting documentation for financial transactions.
Assist with HST audits and reviews, along with ad hoc projects and financial analysis.

Requirements

CPA or equivalent professional accounting designation required.
Bachelor’s degree in business or accounting.
5–7+ years of full-cycle accounting experience within development accounting and/or property accounting.
Understanding of joint ventures, partnerships and other joint business arrangements.
Experience with project budgeting, cash flow analysis and forecasting.
Strong analytical skills, with the ability to identify errors, understand the bigger picture and assess the operational and financial implications of decisions.
Strong communication skills and the ability to work effectively with project managers, finance teams and senior leadership.
