Job Description
Brief Overview
The Assistant Project Manager reports to the Project Manager and provides overall support to the project and assisting with overall project performance, including costs, schedule, quality, and project status.
Responsibilities:
- Assist the Project Superintendent and Project Manager in establishing the major construction work plans.
- Assist the Project Manager in putting the Project Execution Plan in place (including project procedures).
- Accountable for scheduling, task definition, and breakdown. Provide regular schedule progress reporting and updates.
- Maintain and update the Project Risk Report, in coordination with the Project Team, for internal review.
- Lead contract close out, including occupancy, commissioning, and maintenance and warranty manuals.
- Manage, distribute, and coordinate Contract documents, Requests for Information, Site Instructions, and Submittals.
- Oversee development and ensure compliance with a Project Quality Plan. Assist the Project Manager to ensure the project complies with contract requirements.
- Supervise and train project coordinators.
- Understand the project and contract requirements and communicate them.
- Actively participate in project startup meetings, record, and distribute meeting minutes.
- Maintain excellent relationships with the owner, designer consultants, subcontractors, and public Labour relations.
- Consult with building authorities and regulatory agencies as required beyond that performed by engineers.
- Preparing the Monthly Status Report for client communications.
- Participate in and lead project meetings.
- Responsible for internal project close-out, including archiving of documents and producing the final project report.
- Work with the Project Superintendent and Project Manager to assist in establishing the Project Specific Safety and Environment Plan as further defined in the Project Site Specific HSE Manual.
- Assist Project Manager with negotiating subcontracts. Issuing subcontracts once negotiations are completed and monitoring their progress, schedule, and risk of default.
- Assist Project Manager with Procurement of Trades and Suppliers
- Track subcontractor costs to ensure budgets are maintained.
- Assist CCM finance department in securing and maintaining all necessary insurance, bonds, and permits.
- Review of monthly subcontractor progress invoices, with the Superintendent and Project Manager, to ensure billings are aligned with work completed on site and approve invoices accordingly.
- Working closely with accounting and payroll to ensure monthly billings are timely, accurate, and in accordance with client requirements and contractual obligations.
- Assisting the accountant in their duties regarding waivers and other items tracked related to payment.
- Assisting the Project Manager in the management of all change orders, including negotiating, processing, and assessing cost and schedule impact.
Qualifications
Required:
- Post-secondary education degree or diploma in a construction-related area of study.
- Minimum of five (5) years of direct project management work experience working in high-rise construction.
- Demonstrated success in project delivery and execution of project management methods.
- Strong problem identification and problem resolution skills.
- Can take control of situations and follow them through to completion.
- Ability to create and edit project documents, materials, and presentations.
- Able to effectively communicate both verbally and in writing.
- Able to build and maintain lasting relationships with business units, corporate departments, key managers, and other stakeholders.
- Flexibility to adjust to shifting priorities and deadlines.
- Persuasive and motivating, with a strong focus on managing consultants.
Desired:
- Previous experience working with Procore, Jonas, and/or Microsoft SharePoint
- PMP Certification
- Previous field experience working in the construction industry
- Understand the High Standards of Quality Assurance
- Be willing to "do what it takes."

Additional Information
Compensation:
The estimated salary range for this role is $90,000 - $120,000 annually. Base salaries are determined according to several parameters like skills, experience, and potential impact on the role. Internal and external competitiveness are also taken into account in our offers. Final compensation will be confirmed as part of a personalized offer.
