Role Summary
Reporting to the Chief Operating Officer, The Director, Operations plays a key role in providing leadership and strategic oversight for a significant portion of Compass Communities' residential portfolio.
The Director, Operations is accountable for the overall operational and financial performance of their portfolio, providing leadership to Regional Managers and ensuring that Compass communities are operated safely, efficiently and consistently while delivering an exceptional experience for homeowners.
The role combines business leadership, financial management, people leadership and operational execution. The Director, Operations translates Compass's corporate objectives into regional operating plans, establishes clear expectations for performance, and ensures Regional Managers and their teams have the direction, tools and support required to deliver results.
The Director, Operations works closely with Finance, Infrastructure, Marketing, People & Culture and other corporate functions to maximize the long-term performance and value of Compass's communities.
This position will be fully in office based out of our Corporate Office in Mississauga.
Core Responsibilities:
Leadership & People Development
- Provide leadership, direction and support to Regional Managers responsible for the day-to-day management of Compass communities.
- Establish clear expectations, accountabilities and performance objectives across the operating portfolio.
- Develop Regional Managers as strong business and people leaders capable of managing increasingly complex portfolios.
- Build management depth and support succession planning across Operations.
- Establish a disciplined operating cadence including portfolio reviews, financial reviews, community visits and follow-up on agreed actions.
- Promote a culture of accountability, collaboration, continuous improvement and exceptional homeowner service.
- Work collaboratively with People & Culture on recruitment, organizational structure, workforce planning and leadership development.
- Ensure Regional Managers have the resources, training and organizational support required to succeed.
Portfolio & Operational Performance
- Provide overall leadership for the operating performance of the assigned portfolio.
- Translate Compass's strategic priorities into clear regional operating plans and ensure effective execution.
- Establish consistent operating standards and management practices across regions and communities.
- Review key operating and financial indicators and ensure corrective action is taken where performance falls below expectations.
- Identify systemic operational challenges and implement scalable solutions across the portfolio.
- Support Regional Managers in resolving significant or complex operational issues.
- Ensure communities meet Compass standards for maintenance, appearance, service and operational effectiveness.
- Promote continuous improvement in processes, systems, controls and operating practices.
- Balance immediate operational requirements with the longer-term needs of the communities and the business.
Financial Management & Business Performance
- Assume overall accountability for the financial performance of the assigned portfolio.
- Lead the operating and capital budgeting process for the portfolio in collaboration with Regional Managers and Finance.
- Review monthly financial results and operating performance against budget and business plans.
- Develop and implement corrective action plans where financial or operating performance falls below expectations.
- Identify opportunities to improve operating income through revenue growth, expense control and operational efficiencies.
- Ensure disciplined management of operating expenses and capital expenditures.
- Evaluate portfolio performance and identify opportunities to enhance long-term asset value.
- Work with Finance and other corporate functions to improve forecasting, reporting and performance management.
- Challenge Regional Managers to understand the underlying drivers of results and to operate their portfolios with a strong business-owner mindset.
Revenue, Occupancy & Growth
- Provide leadership on strategies to optimize occupancy and revenue performance across the portfolio.
- Identify opportunities to improve site utilization and other sources of community revenue.
- Work with Marketing, Finance and other functional teams to develop initiatives that support occupancy and portfolio performance.
- Monitor regional results and ensure appropriate plans are in place for underperforming communities.
- Support strategies associated with lease-up, community expansion and other growth opportunities.
- Participate in evaluating operational opportunities that can strengthen the long-term performance of communities.
Homeowner Experience & Community Relations
- Champion a homeowner-first operating philosophy across the portfolio.
- Establish expectations for consistent, responsive and professional homeowner service.
- Monitor homeowner feedback and identify trends requiring regional or company-wide action.
- Support Regional Managers in resolving significant or escalated homeowner matters.
- Ensure communication with homeowners is timely, clear, respectful and consistent with Compass values.
- Promote positive relationships between Compass, its homeowners and the communities in which it operates.
- Balance homeowner interests with Compass's operational, financial and legal responsibilities.
Required Skills and Experience
- Minimum of 10+ years of progressive experience in property management, hospitality, or a related industry, with proven experience leading multiple teams;
- Post-secondary degree in a related field is considered an asset but not a prerequisite;
- Experience coaching, mentoring and developing of staff at all levels, fostering a culture of teamwork and performance excellence;
- Strong leadership, interpersonal, and communication skills, with a demonstrated passion for customer service;
- Demonstrated ability to manage large budgets and drive financial performance.
- Excellent problem-solving and decision-making abilities;
- Bilingual (English/French) is an asset.
This job is a newly created role, introduced to support our continued growth and evolving business/operational needs.
The expected annualized base salary range for this role is $120,000 - $140,000.
Based on the position, Compass Communities offers a competitive compensation package in addition to the base pay, which may include a performance-based bonus incentive, comprehensive health & dental benefits, company-matched group RRSP matching program, and generous paid time off.
The actual salary offered will take into consideration a number of factors including, but not limited to, the individual’s skill, experience, education and training and the market compensation of the role.
