Vice President, Client Services & Operations

GPM Property Management | Ontario, Canada

The Opportunity

Reporting directly to the President, the Vice President, Client Services & Operations serves as the primary executive liaison for our Condo Boards and a mentor to our senior leadership team. This is a dual-focus role: you will drive operational excellence internally while ensuring unparalleled client satisfaction externally.

Core Responsibilities

· Executive Leadership: Direct and mentor a multi-site team of Client Relations Managers, Condominium Managers, and Head-Office support staff.

· Strategic Client Retention: Own the growth and retention strategy for the GPM portfolio, personally managing high-level escalations and complex Board relationships.

· Operational Oversight: Establish and audit service standards, ensuring 100% compliance with the Condominium Act of Ontario, CAO and CMRAO regulations.

· Growth & Innovation: Identify and implement efficiency-driving technologies and lead business development initiatives to expand the contract portfolio.

· Fiscal Management: In collaboration with the Controller, oversee portfolio P&L, contract renewals, and service-cost optimization.

· Talent Development: Implement robust succession planning and training programs to minimize regrettable talent loss and foster a high-performance culture.

Who You Are

· The Diplomat: Executive-level communicator comfortable navigating the politics of Condo Boards with calm and decisive authority.

· The Scalable Leader: Proven track record of managing large, diverse portfolios and developing senior management talent.

· The End-to-End Executor: Translates ideas into measurable outcomes with a focus on data-informed decision-making.

· The Problem Solver: Resilient under pressure, preserving the GPM brand and protecting client revenue through complex dispute resolutions.

Required Qualifications

· 10+ years in senior leadership within the Ontario residential/condo property management sector.

· Must hold a General License (CMRAO) in good standing; RCM designation strongly preferred.

· Post-secondary degree in Business, Real Estate, or Engineering (or commensurate executive experience).

· Deep knowledge of Ontario’s condominium legislation, financial budgeting, and large-scale capital project oversight.

· Proficiency with property management software (e.g., Condo Manager, Condo Control, SparcPay) and reporting analytics.

Compensation & Executive Benefits

· Salary: Competitive Base Salary $135K to $175K + Car Allowance.

· Incentives: Variable Annual Bonus tied to contract retention, renewal performance, and overall operational KPIs – to be discussed at interview stage.
