Live-In Building Superintendent Team – Residential
Kaneff Property Management is seeking two individuals to work together as an on-site Building Superintendent Team at one of our residential properties.
This is a live-in position requiring the successful candidates to reside on-site in Company-provided accommodation and work collaboratively to support the day-to-day operation, maintenance, cleanliness, safety, and resident service needs of the property.
Candidates may apply individually or together with another qualified applicant. Each candidate will be assessed independently based on their experience, qualifications, and suitability for the position.
Key Responsibilities
Responsibilities may include, but are not limited to:
- Provide day-to-day on-site support for the residential property and its residents.
- Respond to resident inquiries, service requests, and building concerns in a professional and timely manner.
- Perform routine building inspections and identify maintenance or safety concerns.
- Complete minor maintenance and repair work where appropriate.
- Coordinate and provide access to contractors, trades, and service providers as required.
- Maintain the cleanliness and general appearance of common areas and building grounds.
- Monitor building systems and promptly report any deficiencies or required repairs.
- Assist with move-ins, move-outs, elevator bookings, and unit access where required.
- Support emergency response and after-hours building matters in accordance with Company procedures.
- Maintain accurate records, reports, logs, and other property documentation.
- Assist with enforcement of building rules, policies, and procedures.
- Work closely with the Property Manager and other Kaneff team members to support effective building operations.
Qualifications
- Previous experience in residential property management, building operations, maintenance, superintendent work, or a related field is an asset.
- Strong customer service and interpersonal skills.
- Ability to communicate professionally with residents, contractors, management, and other employees.
- Basic knowledge of building maintenance and general repairs.
- Strong organizational skills and the ability to manage multiple priorities.
- Dependable, responsible, and able to respond appropriately to building-related concerns.
- Comfortable working independently as well as collaboratively with another on-site team member.
- Ability to perform the physical requirements associated with building operations, including walking throughout the property, using stairs, and completing minor maintenance duties.
- Basic computer and email proficiency.
- A valid driver’s licence and access to a vehicle may be required depending on the property.
Live-In Requirement
The successful candidates will be required to reside at the assigned residential property in Company-provided accommodation as an operational requirement of the position.
The two positions work collaboratively to provide appropriate on-site coverage and support for the property. Specific schedules, responsibilities, compensation, accommodation arrangements, and after-hours expectations will be discussed with selected candidates.
