Role Description The Senior Project Manager is a full-time, on-site role based in North York, ON. This role is responsible for leading end-to-end project delivery for commercial and retail property builds, upgrades, and maintenance initiatives. Day-to-day activities include defining project scopes, establishing timelines and budgets, coordinating with internal teams and external contractors, and overseeing logistics to ensure materials and services are delivered on schedule. The Senior Project Manager will supervise project inspections, manage risk and issue resolution, track progress against milestones, and maintain accurate project documentation and reporting. The role also involves regular communication with clients, providing updates, aligning expectations, and ensuring projects meet quality, safety, and regulatory standards while supporting Mirabelli Corporation’s commitment to personalized service.
Responsibilities:
· Plan, schedule, direct and control construction project according to schedule and budget.
· Manage all construction projects, including budgeting, scheduling, and resource allocation.
· Plan and prepare construction schedule and milestones and consistently monitor progress.
· Schedule and plan all resources required for projects.
· Communicate effectively with the Site Superintendent, Project Coordinator, clients and vendors.
· Draft and submit budget based on scope of work and resources.
· Prepare progress reports regarding cost and timelines and share with project stakeholders.
· Identify potential issues, and implement corrective actions as necessary.
· Obtain necessary permits, approvals and licenses.
· Prepare contracts and negotiate revisions.
· Hire subcontractors and negotiate price and scope during buyout process.
· Order materials and equipment.
· Manage project costs to meet budgetary constraints.
· Provide guidance and direction over subcontractors.
· Ensure that all work is completed in compliance with relevant building codes and safety regulations.
· Supervise progress of project, providing reports on adjustments to timelines.
· Ensure that all legal requirements are met, including safety, building code, city and state requirements.
Qualifications
- 7+ years of project management experience in a commercial general contracting environment, preferably working on retail projects
- Hands-on experience with inspection processes, quality control, and compliance with building codes and safety regulations.
- Proficiency in logistics management, including coordination of vendors, contractors, and supply chains for multi-site projects.
- Excellent stakeholder communication and client relationship skills, with the ability to manage expectations and negotiate solutions.
- Proven ability to lead cross-functional teams, mentor project staff, and drive accountability for deadlines and outcomes.
- Strong analytical and organizational skills, with proficiency in project management tools and software.
- Post-secondary education in construction management, engineering, business, or a related field; equivalent experience may be considered.
- Experience in commercial or retail property projects is highly beneficial.
- Ability to work on-site in North York, ON and travel to project locations as required.
