Montcrest Asset Management Overview
Montcrest Asset Management ("Montcrest") is a Toronto-based private equity real estate firm focused on identifying, acquiring, developing, and actively managing value-add opportunities. Established in 2012, Montcrest partners with high-net-worth and institutional investors to pursue compelling, risk-adjusted returns across multiple asset classes, including residential, industrial, self-storage, and commercial assets. With a hands-on, execution-driven approach, Montcrest manages projects internally from acquisition and due diligence through development, asset management, and realization, with a strong focus on opportunities in the Greater Toronto Area.
Position Summary
Reporting to the Chief Development Officer, the Director of Construction will be responsible for leading the execution of Montcrest’s residential construction projects, acting as the owner’s in-house representative and primary liaison for between Montcrest, general contractors, consultants, and project stakeholders. Working closely with the Chief Development Officer and Vice President, Developments, the successful candidate will oversee the construction phase of projects from pre-construction through occupancy and closeout, ensuring projects are delivered safely, on schedule, within budget, and to Montcrest’s quality standards. This role is based in Toronto, Ontario.
Responsibilities and Expectations:
- Act as Montcrest’s representative throughout the construction lifecycle of mid-rise residential developments.
- Lead pre-construction activities of residential development projects including design reviews, value engineering exercises, budgeting, scheduling, procurement strategy, and contractor selection.
- Manage and oversee general contractors, ensuring adherence to contractual obligations, project schedules, budgets, quality standards, and safety requirements.
- Review and monitor project schedules, identify critical path risks, and work collaboratively with project teams to mitigate delays.
- Oversee the construction process, including quality control and site inspections;
- Review, negotiate, and administer construction contracts, purchase and change orders, payment applications, claims, and consultant recommendations.
- Oversee project budgets and cash flow forecasts, including reviewing cost reporting, contingency utilization, change management, and forecasting completion costs.
- Coordinate and manage architects, engineers, speciality consultants, municipal authorities, and utility providers during construction.
- Ensure deficiencies, construction issues, and warranty matters are identified, documented, and resolved in a timely manner.
- Prepare and present detailed project status reports, risk assessments, budget updates, and schedule analyses to senior leadership.
- Support project due diligence, constructability reviews, and budgeting during the acquisition and development stages as required.
- Work closely with leasing teams and external brokers to support leasing strategy and execution at appropriate stages of the project.
- Liaise with municipalities, approval authorities, community stakeholders, and partners to advance projects efficiently.
- Help establish and improve development and construction processes, standards, and best practices.
- Perform other related duties as required.
Qualifications
- Five to ten years of progressive construction management experience, with direct responsibility for multi-residential mid-rise and/or high-rise projects in Ontario, managing projects from acquisition through construction completion, leasing, and delivery.
- Experience acting on behalf of an owner, developer, construction manager, or general contractor overseeing projects from pre-construction through occupancy.
- Proven experience managing and coordinating third-party general contractors on projects valued at $25M+.
- Solid knowledge of the development process, including acquisitions, entitlements, design coordination, construction management, leasing, and project close-out
- Strong understanding of construction contracts, procurement methods, project delivery models, change management, claims avoidance, and contract administration.
- Demonstrated experience managing project budgets, schedules, cost reporting, forecasting, and risk mitigation.
- Strong understanding of financial analysis, including pro formas, cash flow forecasting, NPV, IRR, and return analysis for development projects
- Thorough knowledge of Ontario Building Code requirements, municipal approvals, health and safety regulations, and residential construction practices.
- Experience reviewing drawings, specifications, consultant reports, shop drawings, RFIs, and change orders.
- Strong understanding of construction scheduling software and project control methodologies.
- Post-secondary degree in Architecture, Civil Engineering, Construction Management, Planning, or a related field is an asset.
- Professional designations such as P.Eng., CET, PMP, PQS, Gold Seal, or equivalent are considered assets.
- Established industry relationships with consultants, general contractors, trades, and suppliers within the GTA are an asset.
- Excellent leadership, negotiation, communication, and stakeholder management skills.
- Advanced proficiency in Microsoft Excel, Word, PowerPoint, and project management software.
