Langier Real Estate Developments Ltd. / MyVic Property Management is an integrated real estate firm in Edmonton, Alberta, actively engaged in premier asset property management, acquisition, leasing, and development. Overseeing a diverse portfolio of multifamily residential, townhouse, single-family, and retail projects, we provide an environment designed for long-term career advancement.
We are currently seeking a Controller to lead our finance and accounting team. We've grown to a size where we need a hands-on leader who builds the systems, controls and team behind our numbers. This person should make sure the tenants, owners, vendors and staff who trust us with their money never have a reason to doubt it.
Core Responsibilities
- Lead the accounting function for MyVic Property Management and related Langier companies, including owner trust accounts and several operating entities
- Own the month-end close. Deliver accurate owner reports and financial statements by the 10th of the following month, and raise any risk to that date at the start of the month
- Review every owner report before it goes out: balances carry forward correctly, variances and unusual items have commentary, and trial balances are ready on request
- Oversee trust accounting and compliance with RECA and the Alberta Residential Tenancies Act, including pre-authorized rent collection and returning security deposits within the 10 days the Act requires
- Keep vendor accounts current, and make sure each bill is paid from the right entity and charged to the right property
- Oversee payroll (Wagepoint), vacation accruals, benefits enrolment, WCB, and mileage and expense reimbursements, so staff are paid accurately and on time
- Manage GST filings, year-end, intercompany accounting and the relationship with our external accountants
- Prepare annual property and company budgets and forecasts, manage cash flow, and reconcile reported profit to cash
- Bill maintenance and renovation labour and materials to owners accurately and on time
- Build, document and keep improving processes and internal controls, including bank access and segregation of duties, so every core function can be picked up and run by someone else
- Hire, train and lead the accounting team, including property accountants and junior staff
- Work with leadership to automate reporting, reconciliations and routine accounting work using modern tools, including AI
- Be a responsive partner to property managers, owners and leadership. Meet every commitment or flag it early
Job Requirements
- CPA designation
- 7+ years of progressive accounting experience, including 3+ years in real estate or property management and 2+ years leading a team
- Hands-on experience with trust accounting and multi-entity books. Knowledge of RECA is an asset
- Experience with Yardi strongly preferred. Experience with Xero and Wagepoint is an asset
- Strong working knowledge of GST, Canadian payroll and year-end
- Advanced Excel. Comfortable with automation and eager to use AI tools
- A track record of building processes and controls, not just following them
- Owner mentality: proactive, detail-oriented, and dependable on deadlines
- Good written and verbal English
- Legal to work in Canada
