We are seeking an experienced Senior Developer – IBM TRIRIGA to join the enterprise real estate and facilities technology team. The successful candidate will be responsible for designing, developing, configuring, integrating, and supporting IBM TRIRIGA solutions across the application lifecycle.
The role requires strong hands-on experience with the IBM TRIRIGA / IBM Maximo Real Estate and Facilities platform, including configuration, customization, workflows, data management, reporting, integrations, troubleshooting, and production support.
The successful candidate will work closely with business analysts, technical leads, architects, functional consultants, and end users to translate business requirements into scalable technical solutions.
Key Responsibilities
- Analyze business requirements and BRDs and translate them into IBM TRIRIGA technical designs and development tasks.
- Develop, configure, and enhance TRIRIGA application components across relevant modules, including Real Estate, Lease, Space, Facilities, Operations, Maintenance, Service Management, and Capital Projects.
- Configure TRIRIGA platform components including Business Objects, Forms, Workflows, Queries, Portals, Navigation, Security Groups, and Reports.
- Develop and support integrations between IBM TRIRIGA and enterprise applications using REST/SOAP APIs, Integration Objects, data connectors, ETL processes, and middleware.
- Support data migration, data correction, validation, analysis, and reporting activities.
- Participate in technical design, development, unit testing, SIT/UAT support, deployment, and post-production activities.
- Troubleshoot application, workflow, integration, reporting, and data issues and perform root-cause analysis.
- Implement application fixes and enhancements within agreed timelines.
- Prepare technical documentation including design documents, configuration guides, deployment procedures, release notes, SOPs, and support handover documentation.
- Follow development standards, secure configuration practices, version control, and release management processes.
- Collaborate with onsite and offshore teams and provide technical estimates and project status updates.
- Support production incidents, change requests, application maintenance, and continuous improvement initiatives.
- Stay current with IBM TRIRIGA and IBM Maximo Real Estate and Facilities capabilities and apply relevant platform best practices.
Required Experience & Qualifications
- 7–10 years of IT development experience with strong hands-on experience in IBM TRIRIGA development, configuration, and support.
- Experience working on IBM TRIRIGA implementation, enhancement, upgrade, integration, or application support projects.
- Strong understanding of IWMS, real estate, and facilities management processes.
- Hands-on experience with TRIRIGA tools including:

- Experience with TRIRIGA integrations, data migration, interface troubleshooting, and reporting.

- Knowledge of Java/J2EE, JavaScript, XML, JSON, REST/SOAP, HTML/CSS, and scripting.
- Experience with source control, development, ticketing, and release management tools such as Git, Azure DevOps, Jira, or equivalent.
- Strong technical documentation and communication skills.
- Ability to work independently while collaborating effectively with technical and business stakeholders.
