We are looking for a Property Administrator to join our Residential team in Iqaluit, NU Reporting to the Operations Manager, supports the day-to-day administrative, financial, leasing, and resident service activities of Northview’s residential properties. This role supports resident administration, leasing documentation, accounts receivable, maintenance coordination, financial transactions, and property records while providing responsive service to residents and working closely with site and regional teams. Through accurate administration, timely follow-up, and strong customer service, the Property Administrator supports efficient property operations and positive resident relationships.
Responsibilities:
- Answer the main office phone, route calls as appropriate, and act as a first point of contact for residents and prospective residents, providing information and assistance as required
- Code accounts payable invoices, set up vendor accounts, and create and close purchase orders
- Complete bank deposits, EFTs, and security deposit refunds in accordance with established procedures
- Ensure maintenance requests are prioritized appropriately, entered accurately in Yardi, and followed up as required
- Audit Telelink work orders for accuracy and completeness
- Maintain accurate resident files and contact information
- Prepare office correspondence and resident communications, including rent increase notices, eviction notices, and noise complaint correspondence
- Validate utility bills and process applicable resident chargebacks
- Complete ledger reconciliations and monthly postings
- Monitor and manage aged receivables, conduct collection calls, and complete RTDRS/RTB (or equivalent legislative body) filings as required
- Manage office inventory and supplies and coordinate replenishment as required
- Receive and distribute incoming mail and courier items and coordinate outgoing items
- Attend leasing meetings and provide administrative support as required
- Prepare Health and Safety compliance documentation and paperwork
- Schedule move-out appointments with residents and conduct property inspections
- Prepare lease agreements for new resident occupancies and renewals
- Audit lease agreements for accuracy and completeness
- Provide responsive customer service and maintain positive resident relationships
Qualifications & Experience:
- 3+ years of experience in residential property management, administration, or a related field
- Working knowledge of Residential Tenancies legislation and applicable filing processes
- Experience with resident administration, leasing documentation, accounts receivable, or property-related financial administration
- Experience with Yardi or a similar property management system an asset
- Intermediate proficiency with Microsoft Office applications, including Word and Excel

- Strong attention to detail and accuracy when maintaining records, processing financial transactions, and preparing documentation
- Strong customer service and interpersonal skills, with a professional and approachable manner
- Strong written and verbal English communication skills, with the ability to communicate effectively with Residents, team members, and other stakeholders
- Ability to work independently while collaborating effectively in a fast-paced office environment
- Ability to exercise sound judgment and identify when matters require follow-up or escalation
