GENERAL LICENSED CONDOMINIUM MANAGER

Nova Property Management Experts is hiring a General Licensed Condominium Manager to lead a portfolio of condominium corporations in Ottawa, supported by a Limited Licensed Condominium Manager. This role suits an experienced manager with a track record of doing this work well, and we look forward to hearing what you’ve accomplished.
How We Work
Nova runs on a team model, which is not the norm in the Ottawa market. Each General Licensee is grouped with a Limited Licensee as well as a support team, and our managers share knowledge, back each other up and work closely with leadership. The role starts in office, with a hybrid option available after probation. Our managers enjoy being in the office together, and we’re looking for someone who values that day-to-day collaboration as much as we do.
What You’ll Be Responsible For
- Leading your Board relationships: preparing agendas and management reports, attending Board meetings (including evenings), and giving Directors clear, sound advice
- Preparing and managing budgets, and overseeing capital projects from planning through completion
- Coordinating vendors and contractors on larger and more complex work
- Owning escalated issues and the more complex files in your portfolio
- Directing and delegating to your Limited Licensed Manager, who supports preventative maintenance and day-to-day operations
- Ensuring each corporation is managed in accordance with the Condominium Act, 1998, its governing documents and applicable legislation
- Responding to owners and residents promptly and professionally, and keeping accurate records
- Taking part in the on-call rotation
What You Bring
- CMRAO General Licence in good standing
- Proven experience managing Ontario condominium corporations as the lead manager on your files
- Board experience: you have run meetings, written management reports and handled difficult conversations with Directors
- Budget and capital project experience: you have built budgets and seen major projects through to completion
- Working knowledge of condominium legislation and governance, including the Condominium Act, 1998
- Experience directing others: you delegate clearly, stay accountable for the result and work well as part of a team
- Strong follow-through: you take ownership of your files, manage competing priorities and see things through
- Proficiency with Microsoft Office
- Valid driver’s licence and access to a vehicle
- Availability for evening Board meetings and on-call coverage

Salary: $70,000 - $95,000 annually
Licence: CMRAO General Licence required
