The Maintenance Technician (4th Class Power Engineer) completes repairs, preventative maintenance, and day-to-day upkeep throughout Langara Gardens while supporting the safe and efficient operation of boilers, HVAC, electrical, plumbing, and related building systems. Reporting to the Maintenance Manager, the role responds to tenant work orders and emergencies, coordinates with contractors, maintains required records, and helps provide a safe, compliant, and service-focused residential community. This hands-on opportunity also welcomes candidates who have recently earned their 4th Class certification and are ready to build practical experience in a large residential property.
Key Responsibilities
- Perform maintenance and repairs in tenant suites, common areas, and service spaces, including plumbing, heating, minor electrical, locks, fans, carpentry, drywall, painting, appliances, and related work.
- Inspect, operate, and maintain boilers, HVAC equipment, pumps, motors, lighting, and other building systems using appropriate hand and power tools.
- Complete scheduled preventative maintenance, including filter and belt changes, water-system testing, chemical monitoring, generator testing, and required logs.
- Coordinate and assist contractors servicing boilers, mechanical systems, elevators, fire safety equipment, generators, water treatment, and HVAC systems.
- Prioritize, track, and resolve tenant work orders through Yardi Maintenance IQ, providing timely service, quality workmanship, and professional communication.
- Maintain exterior grounds and building components through litter removal, pressure washing, snow removal, lighting upkeep, and minor roof, gutter, downspout, and drain repairs.
- Maintain tools, materials, parts, maintenance-shop inventory, and equipment, including golf carts, and support Resident Caretaker training on minor maintenance tasks.
- Provide emergency and on-call support and follow all applicable safety legislation, regulations, property procedures, and Peterson policies.
What You Bring
- A valid 4th Class Power Engineer’s Certificate recognized by Technical Safety BC.
- A high school diploma and a valid BC driver’s licence.
- Residential building maintenance or operations experience is preferred; however, candidates who have recently earned their 4th Class Power Engineer certification and bring relevant hands-on, mechanical, or trades experience are encouraged to apply.
- Working knowledge of boiler operation and maintenance, with practical experience troubleshooting and completing general building repairs.
- Intermediate proficiency with Microsoft Office; experience using a building management system and Yardi Maintenance IQ is an asset.
- Strong written and verbal communication skills, with a service-oriented approach to tenants, contractors, and colleagues.
- Demonstrated initiative, resourcefulness, organization, sound judgement, and the ability to work independently and collaboratively.
- Ability to safely perform physically demanding and repetitive tasks, including lifting, carrying, pushing, pulling, bending, and standing for extended periods.
