About the Role
Pinemount is hiring a Marketing Manager to join our team in lease-up marketing across our growing portfolio of residential properties. This is an on-site, full-time leadership role for an experienced marketer who can set strategy, work alongside a team, managing outside vendors, and own the budget and results behind our upcoming property launch and lease-up campaign.
Key ResponsibilitiesStrategy & Team Leadership
• Assist in the Market Strategy for Pinemount’s ongoing properties from lease-up launches to ongoing occupancy campaigns.
• Select, brief, and manage outside vendors and agencies (photographers, videographers, designers, paid media, signage and print suppliers), holding them to brand and budget standards.
• Own the marketing budget, allocating spend across content, paid media, vendors, and tools to hit lease-up and occupancy targets.
• Work in a team setting alongside our marketing and leasing team to align marketing strategy with pricing, availability, and portfolio growth plans.
Brand, Content & Campaigns
• Set the content strategy and calendar across Instagram, TikTok, and Facebook, for each property and the Pinemount in-house brand.
• Guide the visual and brand standard across all content - layouts, type, colour, and composition - and approve final creative.
• Plan and oversee property launches, including photoshoots, video walk-throughs, signage, and launch-day coverage.
• Maintain brand consistency across signage, brochures, leasing collateral, website imagery, and in-house communications.
• Stay ahead of platform and industry trends and translate them into a content strategy that scales across the portfolio.
Paid Media, Email & Analytics
• Own paid media strategy and spend on Meta (Instagram/Facebook) and Google, optimizing to drive qualified leads and reduce cost per lease.
• Direct email marketing strategy for prospects (follow-ups, tour reminders) and residents (newsletters, renewals, events).
• Build and own the marketing reporting cadence, tracking leads, cost per lead, engagement, and lease conversions across every channel.
• Report to leadership on marketing performance and recommend strategy and budget changes to improve lease-up velocity and reduce vacancy.
Lease-Up Support
• Ensure listings stay accurate and optimized across rental platforms, Google Business profiles, and the Pinemount website.
• Align marketing timing and spend with the leasing team around availability, pricing changes, and tour activity.
• Oversee open houses and resident events, ensuring promotional materials, signage, and social coverage support leasing goals.
Requirements
- 3+ years of marketing experience, including experience managing people, vendors, or agencies.
- A track record of owning marketing strategy and budget, ideally including paid social and/or Google Ads.
- A strong eye for design and brand consistency, with the judgment to approve creative and give clear feedback.
- Experience briefing and managing external vendors (photographers, videographers, designers, print/signage suppliers).
- Comfort with content and design tools (Canva, CapCut, Adobe Creative Suite) and platform-native editors.
- Highly knowledgeable in Meta Ads Manager, Google Ads and Google Analytics.
- Strong writing and communication skills, with sharp attention to brand voice and detail.
- Highly organized and self-directed; able to manage multiple properties, vendors, campaigns, and a direct report at once.
- Comfort presenting performance and strategy to leadership.
- A portfolio or samples of marketing campaigns, content, or brand work you've led.
- Valid driver's license and reliable transportation to travel between properties.
- Available to work full-time, in-office.
Nice to Haves
- Experience in real estate, property management, hospitality, or another local-service industry.
- Experience with email platforms (Mailchimp, Constant Contact, HubSpot, etc.).
- Working knowledge of Adobe Creative Suite (Photoshop, Lightroom, Premiere, InDesign, Illustrator).
- Degree or diploma in marketing, communications, business, or a related field.
