Our Property Management team is growing here at PMco. We are on the lookout for a Senior Residential Property Manager to join our team based in our Dartmouth office. If you are an experienced property management professional who enjoys leading people, strengthening property performance, and building trusted relationships with tenants and owners, this could be the right opportunity for you. In this role, you will oversee a portfolio of residential properties, guide Building Managers and maintenance teams, and help ensure each property is safe, well maintained, efficiently operated, and responsive to tenant needs.
How you’ll spend your day:
- Oversee daily operations and performance across assigned residential properties, maintaining consistent standards and a positive tenant experience.
- Lead, coach, and support Building Managers and maintenance teams, reinforcing accountability, clear communication, and timely follow-through.
- Prepare budgets, forecasts, accruals, and owner reports; review financial performance and recommend practical follow-up.
- Build strong relationships with property owners, providing clear updates, practical recommendations, and guidance on financial performance, budgets, and capital planning decisions.
- Manage tenant concerns, lease matters, notices, arrears, disputes, and tenancy proceedings professionally and in accordance with applicable requirements.
- Coordinate leasing, renewals, terminations, vacancy marketing, showings, inspections, repairs, and timely unit turnover; monitor vacancy levels, rental rates, and market conditions to support occupancy and tenant retention.
- Conduct regular property inspections and ensure safety, environmental, regulatory, COR, fire, permit, and documentation requirements are met.
- Obtain quotes, negotiate and manage service contracts, and monitor vendor performance, timelines, safety documentation, and service standards.
- Identify opportunities to improve revenue, control expenses, increase energy efficiency, and support long-term property performance.
- Support the onboarding of new properties and portfolio growth through practical planning, stakeholder coordination, and transition follow-through.
What will help you thrive
- Five+ years of residential property management experience, including responsibility for large or multi-property portfolios, tenant relations, leasing, financial performance, accounting-related responsibilities, and team leadership.
- Working knowledge of residential tenancy requirements, lease administration, notices, inspections, security deposits, documentation, and dispute-resolution processes.
- Experience preparing budgets, reviewing financial reports, supporting collections, approving invoices or purchase orders, and communicating results to owners.
- Experience leading and supporting Building Managers and maintenance teams across multiple sites, including coordinating contractors and service providers.
- Strong understanding of property inspections, health and safety requirements, COR documentation, fire drills, permits, and compliance recordkeeping.
- Clear communication, sound judgment, practical problem-solving, strong organization, accurate documentation, and consistent follow-through.
- Proficiency with Microsoft Office and related digital tools; experience with Yardi, SiteDocs, or similar platforms is an asset.
- A valid driver’s license, reliable transportation, and availability to travel regularly from the Dartmouth office to assigned properties throughout Halifax, Truro, and surrounding areas.
