Property Manager – Residential Portfolio

About the Opportunity
RaisaHR is recruiting on behalf of a growing real estate investment and property management company with a portfolio of approximately 400 residential units across 24 buildings in Edmonton.
Our client is looking for an experienced, RECA-licensed Property Manager to oversee a portfolio of multifamily residential properties and play a key role in supporting the company's continued growth.
You will work closely with existing property management partners while gradually taking on greater responsibility for day-to-day operations and additional properties.
Reporting to the Director of Operations, this is a hands-on, autonomous role for someone who enjoys being in the field, solving problems, building relationships, and taking ownership of their work.
Key Responsibilities
Property Operations
- Oversee day-to-day operations of an assigned portfolio of multifamily residential buildings.
- Conduct regular site visits to monitor building conditions, cleanliness, safety, and maintenance needs.
- Coordinate repairs, preventative maintenance, unit turnovers, and property improvement projects.
- Identify opportunities to improve operational efficiency and property performance.
Tenant Relations & Leasing
- Address tenant concerns, service requests, and escalations professionally and promptly.
- Oversee tenant communications, lease renewals, move-ins, move-outs, and inspections.
- Support leasing activities, vacancy reduction, and tenant retention.
- Ensure compliance with Alberta's Residential Tenancies Act and applicable regulations.
Vendor & Project Management
- Coordinate contractors, trades, maintenance teams, and service providers.
- Obtain quotes, oversee work orders, and monitor project timelines, budgets, and quality.
- Build strong relationships with vendors and ensure service standards are met.
Administration & Portfolio Performance
- Monitor vacancies, rent collection, operating expenses, and property performance.
- Support the implementation and ongoing optimization of Yardi property management software.
- Ensure tenant information, leases, work orders, financial records, and property data are accurately maintained and regularly updated in Yardi.
- Provide regular operational updates and reports to management.
- Help develop and improve processes as the portfolio grows.
What We're Looking For
- Valid RECA Property Management licence required.
- 3+ years of residential property management experience, ideally with multifamily properties.
- Strong knowledge of Alberta's Residential Tenancies Act and property management practices.
- Experience coordinating maintenance, contractors, tenants, and property budgets.
- Familiarity with Yardi.
- Excellent organizational, communication, and problem-solving skills.
- Proactive, resourceful, and comfortable working independently.
- Ability to manage multiple priorities and take ownership of results.
- Valid Alberta driver's licence and access to a reliable vehicle.
- Willingness to travel between properties and occasionally respond to urgent issues outside regular business hours.
