ABOUT REVWHISPER
RevWhisper helps Airbnb owners earn more while managing less. Built by hosts, we're a fully managed revenue and listing optimization team. We connect the factors that determine whether a listing gets seen and booked: the right guests, search visibility for open dates, relevant competitors, photos, listing content, and rank-adjusted pricing. Our team makes the changes, tracks what happens, and explains the results to clients. We use the same approach on our own properties.
THE ROLE
On a small team, you'll see your work all the way through: investigate why a listing is or isn't booking, turn the evidence into live pricing and promotion changes, and explain the results to owners. You'll start with a defined portfolio and team support on higher-impact decisions while you learn our tools and approach. As you meet portfolio performance and client retention goals, you'll take more ownership of strategy and relationships. You'll also help improve the playbooks and tools we use across the team.
WHAT YOU'LL DO
Pricing strategy
- Build and adjust pricing plans in PriceLabs across base rates, seasonality, minimum stays, discounts, and orphan nights.
- Apply rank-adjusted pricing using date-specific Airbnb search position and relevant comps. Monitor bookings, cancellations, pickup, booking windows, events, and market shifts; protect valuable dates and act on near-term gaps.
- Deploy pricing strategies and promotions across multiple booking channels (OTAs), including channel-specific offers and minimum-stay rules.
- Check client constraints, owner floors, guest-visible total prices, fees, and overlapping discounts before launching rate or promotion changes.
- Use internal software and channel tools to push changes, verify they appear correctly across OTAs, and measure their impact.
- Make day-to-day pricing decisions with team support on higher-impact calls as you ramp up; test ideas and measure results.
Analysis and execution
- Diagnose weak results across bookability, search visibility, price and value, and listing conversion before choosing an action.
- Build performance reports from booking, pricing, channel, and market data; investigate changes and turn findings into specific next steps.
- Use internal analytics, AI, and MCP-connected tools to analyze data and support decisions; own the research, recommendations, and execution.
- Record what changed, what you did, and what happened next; bring repeat patterns back to the team.
Client relationships
- Own client communication for your portfolio: acknowledge texts promptly, answer routine inquiries, relay client requests and concerns to the right teammate with context, and follow through until the client receives an answer or clear next step.
- Communicate by email, text, phone, and Google Meet; explain pricing decisions and performance in plain language, including when results are slow.
- Turn performance reports into concise client updates on results, decisions, and next steps; raise concerns before clients ask and follow through.
Client onboarding
- Lead onboarding calls with new clients to understand their goals, property details, operating constraints, and pricing limits; explain the initial approach, answer questions, and document decisions and next steps.
- Set up the initial pricing plan in PriceLabs and coordinate with the onboarding team on intake, account access, and the handoff into active management.
Listings and operations
- Diagnose listing-quality and conversion issues; brief the listing team on evidence and needed fixes.
- Follow through on fixes, track their impact, and improve team SOPs and tools.
