The Role: Real Estate Manager, 14 month contract

Reporting directly to the Director, Real Estate, this new Real Estate Manager role is responsible for consistently delivering a high level of service, ensuring HRIS data integrity, payroll accuracy, and compliance with collective agreements and applicable legislation.
What You Will Be Doing
- Negotiate lease renewals and documentation for the responsible region
- Support the Director, Real Estate in site selection, network planning and evaluation of viable real estate opportunities across Eastern / Western Canada through a quantitative and qualitative approach.
- Compile and analyze demographic, competitive and market research information to identify trends and changes impacting the business.
- Develop and recommend strategies for all renewals of existing stores, signage, storage, parking or other management agreements in place, with a sound knowledge of the market and corresponding rates.
- Lead lease negotiations and manage lease documentation in collaboration with Legal (i.e. lease proposals, offers to lease, renewal agreements, termination agreements etc.)
- Maintain accurate, complete, and up-to-date records of all lease agreements and related documentation.
- Prepare and present market overviews, renewal recommendations and deal specific approval packages to the Rexall Executive Team (RET) for approval on a monthly basis, with direction from the Real Estate Director.
- Assist with compiling and analyzing information for other presentations to the RET, as required.
- Prepare market packages for real estate tours and monthly Real Estate Committee (REC) meetings; attend tours as requested.
- Collect, build and maintain databases and analytical tools to support market analysis and location decision making; demonstrate a thorough understanding of the data its business impact.
- Collaborate with business analysts and the Director, Market Development to prepare pro forma models and assess business impacts to support strategic negotiations and renewal implementation.
- Build and maintain strong relationships with all landlords, brokers and physicians within the network to better use Rexall’s position in the market and industry as a whole.
- Maintain and update field tools, including store performance databases and internal reporting systems, as well as demographic and market data.
- Support the development and optimization of retail network plans for the across Eastern / Western Canada.
- Respond to ad hoc requests, as required, for Executive Management, Acquisitions, Operations, Merchandising, Design & Construction, Finance and Rexall Health Solutions.
- Perform additional duties as assigned to support overall real estate and Rexall Pharmacy Group Ltd. Objectives.
How Will You Succeed
- University degree in Real Estate, Business, Retail Geography or Urban Planning
- 3-5 years’ relevant work experience in commercial real estate, with a strong preference for retail leasing
- Proven ability to negotiate and delivery targeted results, does not shy away from difficult conversations
- Advanced knowledge of Microsoft Applications- Excel, Word, PowerPoint
- Demonstrated understanding of retail business fundamentals and market dynamics
- Strong analytical capabilities, with the ability to interpret and translate data into actionable insights
- Proven ability to multi-task, meet deadlines, and balance competing requests
- Knowledge of statistical analysis is considered an asset
- Excellent written and verbale communication skills
- Experience using MapInfo, ArcInfo or ESRI GIS system developed in a work or academic environment is an asset, but not required
