We are seeking a permanent, full-time Property Operations Supervisor to take ownership of the physical and technical operations of our portfolio. Reporting to the General Manager, Property Management, this is a hands-on, predominantly field based position with approximately 90% of the workday spent at properties inspecting buildings, troubleshooting issues, meeting tenants and contractors, and overseeing work in progress. The role has no direct staff reports but oversees multiple contractors and service providers.
The successful candidate will combine strong technical judgment, initiative and practical problem-solving with responsive, professional tenant service.
Key Responsibilities
- Oversee building operations and troubleshoot issues involving HVAC, mechanical, electrical, plumbing, elevators, fire/life-safety and building automation systems (BAS); coordinate qualified trades as needed.
- Conduct regular property and building-envelope inspections; identify deficiencies, prioritize corrective work and manage preventative maintenance programs and regulatory inspections.
- Act as a primary operational contact for tenants; track work orders, service interruptions and outstanding deficiencies through resolution, providing timely updates.
- Foster positive relationships with commercial tenants through proactive communication, responsive service and professional resolution of operational concerns, balancing tenant satisfaction with the Landlord’s operational obligations.
- Obtain and evaluate contractor quotations, coordinate service contracts, monitor workmanship and verify contractor safety practices and work completion.
- Coordinate repairs, capital improvements, landlord work and tenant improvements, including review of technical drawings, deficiencies, warranties and project turnover.
- Monitor equipment performance, utility consumption and operating efficiencies; identify opportunities to extend equipment life and control costs.
- Assist with operating budgets, purchase orders, capital and lifecycle planning, and report on building conditions, project progress and operational risks.
- Maintain inspection records, O&M documentation, emergency procedures and compliance with applicable occupational health and safety and building/fire requirements.
- Provide after-hours on-call coverage and respond to building emergencies as required.
Physical Demands & Working Conditions
This is an active, multi-site role requiring frequent walking, standing, stair climbing, bending, kneeling and access to rooftops, mechanical rooms, warehouses and service areas, including ladder use where safe and appropriate. Work is performed indoors and outdoors year-round in Alberta weather. The position requires regular driving between properties and hands-on inspections, troubleshooting and occasional minor maintenance. Administrative work is a smaller component of the role. Duties are performed with appropriate safety practices and reasonable accommodation where required.
