The Armour Group Limited is one of the largest commercial landlords in Atlantic Canada, with a growing portfolio of properties in New Brunswick. This portfolio currently includes Barker House, Frederick Square, Phoenix Square, Regency Park, the Fredericton Medical Centre, and the Moncton Medical Centre. We are currently seeking a Portfolio Manager for New Brunswick to oversee a growing portfolio of commercial properties and building services professionals across the province.
As Portfolio Manager, this role is responsible for ensuring preventative maintenance, routine maintenance, tenant relations, renovation activities, and contractor coordination are carried out in accordance with the Company’s standards. The Portfolio Manager will coordinate staff priorities and resources, support the leasing team in marketing vacant premises, build effective relationships with the commercial real estate broker community, and develop strong local contractor partnerships.
Travel Requirements: Regular travel between locations in New Brunswick and occasional travel to Halifax will be required.
Responsibilities will include:
- Overseeing a portfolio of buildings and building services professionals in New Brunswick
- Ensuring building preventative maintenance, routine maintenance and tenant relations are completed in accordance with the Company’s high standards
- Overseeing the relationship between contractors and building services professionals/tenants with regard to any ongoing renovations or improvements in the buildings
- Coordinating the duties of staff to ensure proper prioritization of tasks and utilization of available resources
- Supporting the company’s leasing services team in ensuring that any vacant premises are appropriately marketed, building effective relationships with the commercial real estate broker community in New Brunswick
- Supporting the executive team in exploring opportunities for growth in New Brunswick through local market knowledge and contributions to ongoing pre-purchase diligence processes.
- Developing relationships with contractors in the local market that support stability in operations and consistent application of Company’s contracting standards
Our ideal candidate will have:
- Undergraduate Degree Preferred.
- Prior experience in management of commercial real estate or similar is considered an asset.
- Strong knowledge of building systems (HVAC, mechanical, electrical, plumbing, etc.)
- Experience working with contractors, building operations teams, and tenants in a professional capacity.
- Excellent problem-solving skills with a proactive, hands-on approach.
- Strong verbal, written, and interpersonal communication skills to interact effectively with clients, tenants, colleagues, and contractors.
- Ability to mentor and provide technical guidance to team members.
- A solid understanding of preventative maintenance systems and the ability to develop and execute maintenance schedules.
- A commitment to continuous learning and growth.
- Proficiency in Microsoft Office Suite (Excel, Word, PowerPoint) and property management software.
- Ability to conduct market research and prepare reports.
- Attention to detail, especially in legal documents and lease terms.
- Ability to work independently, stay organized, and balance multiple priorities.
