The Opportunity
Trez Capital is seeking an Associate, Credit Risk & Underwriting to evaluate and underwrite commercial real estate loan opportunities. This role provides an opportunity to deepen your expertise in real estate markets and credit risk while taking on increasing responsibility and autonomy.
Reporting to the Managing Director, Underwriting & Asset Management, you will work closely with internal teams and external stakeholders to assess loan opportunities, identify key risks, complete financial analysis, and support informed lending decisions.
What You’ll Do
- Conduct comprehensive credit risk assessments of commercial real estate loan opportunities.
- Collect and analyze due diligence materials and relevant market data.
- Coordinate with borrowers, lawyers, appraisers, engineers, and other third-party professionals throughout the underwriting process.
- Identify key risks and recommend appropriate mitigants.
- Evaluate the financial position of borrowers and sponsors, highlighting strengths and areas requiring further investigation.
- Build financial models using property-level information, including appraisals, project budgets, and profitability assumptions, to calculate key risk metrics.
- Perform sensitivity analysis on key financial metrics.
- Analyze the competitive market position of properties using comparable rents, sales data, absorption, growth, market trends, and demographic information.
- Conduct appropriate due diligence on financial sponsors and key management.
- Assess collateral strength using property condition assessments, environmental reports, and other supporting reports.
- Select appropriate market comparables for property valuation and conduct site inspections and reviews when required.
- Collaborate with Origination, Credit Committee, Commercial Mortgage Funding, Asset Management, and Loan Accounting.
- Assist with loan renewals and modifications, including additional underwriting as required.
- Recommend process improvements that streamline workflows and enhance team productivity.
- Stay informed about best practices and industry developments in commercial mortgage lending.
What You Bring
- A bachelor’s degree in commerce or business administration; a major in Urban Land Economics, Real Estate, including land law, or Finance is preferred.
- The ability to obtain a Mortgage Broker Licence within nine months of starting the role.
- Strong knowledge of real estate and finance.
- Excellent analytical and problem-solving skills, with close attention to detail.
- Strong organizational skills and the ability to manage multiple priorities in a fast-paced environment.

This is a full-time, office-based opportunity in Vancouver with occasional travel.
Compensation and Benefits
The expected base salary range for this role is $80,000 to $100,000 annually, plus eligibility for a discretionary bonus. Trez Capital also offers health and dental benefits, RRSP matching of up to 5%, and three weeks of vacation.
