Role Description The Property Manager is a full-time, on-site role based in Calgary, AB, responsible for the daily management and performance of residential and/or commercial properties. This role includes overseeing resident relations, responding to inquiries and concerns, coordinating move-ins and move-outs, and enforcing lease terms and community standards. The Property Manager will schedule and monitor property maintenance, inspections, and repairs, ensuring vendor performance and the upkeep of building systems and common areas. The role also involves preparing and monitoring budgets, tracking expenses and revenue, generating financial and operational reports, and supporting rent collection and lease administration. The Property Manager collaborates with ownership and internal teams to identify opportunities to improve occupancy, resident satisfaction, and overall asset value while ensuring compliance with relevant regulations and company policies.
Qualifications
- Experience in property or real estate management, including resident relations, lease administration, and day-to-day building operations.
- Skills in budgeting, financial oversight, rent collection processes, and reporting on property performance.
- Ability to coordinate maintenance, inspections, vendor management, and ensure timely resolution of service requests.
- Strong communication, conflict resolution, and customer service skills to support positive resident and stakeholder relationships.
- Organizational and time-management abilities to prioritize multiple properties, tasks, and deadlines effectively.
- Familiarity with property management software and basic office tools (e.g., MS Office, email, spreadsheets).
- Knowledge of local tenancy laws, building regulations, and safety standards in Calgary, AB, or willingness to learn quickly.
- Previous experience in residential or commercial property management is preferred; relevant certifications or coursework in real estate or property management are an asset.
- Ability to work on-site, collaborate with diverse teams, and adapt to changing operational needs.
