Role Description The Condo Property Manager is a full-time, on-site role based in Kitchener, ON, responsible for the day-to-day operations of assigned condominium communities. This role oversees building maintenance and repairs, coordinates with contractors and vendors, and ensures common areas are well maintained and safe. The manager serves as a key point of contact for owners, residents, and the condominium board, responding to inquiries, facilitating meetings, and communicating updates and policies. Daily tasks include managing budgets, monitoring expenses, preparing financial and operational reports, and supporting long-term reserve planning. The role also involves enforcing condominium rules, addressing disputes, ensuring compliance with relevant regulations, and proactively identifying opportunities to improve resident experience and property performance.
Qualifications
- Strong property and building management skills, including coordination of maintenance, vendor oversight, and familiarity with building systems.
- Knowledge of condominium governance, legal requirements, and administrative processes, including bylaws, policies, and board support.
- Financial management capabilities, such as budgeting, expense tracking, reserve planning, and reviewing financial statements.
- Excellent communication, conflict-resolution, and interpersonal skills for working with residents, boards, vendors, and internal teams.
- Organizational and time-management skills, with the ability to prioritize multiple tasks and meet deadlines in a busy on-site environment.
- Proficiency with common office software (e.g., MS Office) and property management systems or databases.
- Relevant experience in condominium or residential property management; designation such as RCM or other property management certification is an asset.
- Knowledge of local building codes, health and safety standards, and condominium regulations in Ontario.
- Ability to be on-site regularly in Kitchener, ON and attend evening or weekend meetings as required.
