JOB SUMMARY:
The Land Development Servicing Coordinator supports residential and commercial development projects from due diligence and pre-construction through site servicing, building construction, project close-out and municipal assumption.
The role combines civil/site servicing coordination with broader construction support to help ensure projects are delivered safely, efficiently, on schedule and within budget, in accordance with approved drawings, specifications, municipal requirements and company standards.
Working closely with the Director, Site Servicing Manager, Land Development Project Managers, internal teams, consultants, contractors, utilities, authorities and site staff, the Coordinator assists with project planning, procurement, construction coordination, cost and schedule tracking, issue resolution and project close-out throughout the development lifecycle.
RESPONSIBILITIES:
- Assist in evaluating potential land acquisitions, including development feasibility, servicing requirements, site constraints, preliminary schedules, costs and project risks.
- Provide high-level input on servicing strategies, construction staging, budgets, cash flow and other considerations that may impact project delivery.
- Assist in preparing development lands for construction, including approvals, permits, contractor procurement, early works and stakeholder coordination.
- Coordinate required approvals and permits for tree clearing, de-grubbing, demolition, earthworks, topsoil removal and other site preparation activities.
- Assist with pricing, tender review, contractor selection and contract award for enabling works and pre-construction activities.
- Monitor and communicate schedule, budget, cash flow, site constraints, construction readiness and unforeseen conditions to support timely project decisions.
- Support the Site Servicing Manager and Land Development Project Managers in coordinating consultants, utilities, internal departments, government authorities and partners to advance design, approvals and construction readiness.
- Review engineering drawings, design revisions, servicing strategies, site logistics and construction staging, and provide input on constructability, cost and schedule implications.
- Participate in project meetings with consultants, authorities, utilities, contractors and internal teams as required.
- Assist in preparing and maintaining project budgets, schedules, cash flow forecasts, construction estimates and other project controls.
- Coordinate with consultants in the preparation of tender packages and specifications, identify potential scope gaps and support contractor procurement and tender evaluation.
- Maintain awareness of market conditions, labour and material availability, pricing and construction risks that may affect project schedules or budgets.
- Coordinate with contractors, consultants and site staff throughout servicing and construction to manage sequencing, resolve issues and support key project milestones.
- Assist in resolving unforeseen servicing and construction issues while considering schedule, cost, quality and regulatory requirements.
- Review progress claims, proposed change orders, scope changes, contract adjustments and supporting documentation, escalating items as required.
- Track and report on budgets, schedules, construction progress, deliverables, risks, deficiencies and key project decisions.
- Coordinate between development, construction, consultants, contractors and site staff to support the transition from site servicing to building construction and project completion.
- Coordinate land-related construction activities including curbs, sidewalks, pathways, fencing, noise walls, retaining walls, landscaping, roadworks, utilities, grading, site access and traffic control.
- Monitor construction schedules, sequencing, site logistics, quality, deficiencies, inspections and turnover requirements in coordination with site teams and contractors.
- Coordinate and track consultant sign-offs, as-built information, inspection records, deficiency lists and turnover documentation.
- Monitor compliance with subdivision and site plan agreements, permits, approved drawings, specifications and applicable municipal standards.
- Coordinate with consultants, contractors, site staff and municipalities to identify and resolve deficiencies affecting completion, occupancy, securities reductions/releases and municipal assumption.
- Support and facilitate securities reductions and releases and the final municipal assumption of subdivision, site plan and related development works.
QUALIFICATIONS:
- University degree in Engineering, Planning or a related discipline, or college diploma in Construction Engineering Technology, Civil Engineering Technology or a related field.
- 3 to 5 years of relevant experience in land development, civil construction, site servicing or a related environment.
- Strong understanding of residential land development, site servicing, civil construction and the interface between land development and building construction.
- Ability to read and interpret engineering drawings, site plans, specifications, contracts, approvals, permits and municipal agreements.
- Experience with budgeting, estimating, tendering, procurement, contract administration, change orders and cost tracking.
- Knowledge of construction scheduling, site coordination, safety practices, quality control, deficiency management and project close-out.
- Familiarity with municipal, provincial and applicable federal construction standards, approvals and regulatory requirements.
- Proficiency with Microsoft 365 and working knowledge of AutoCAD, project scheduling, budgeting and project tracking/reporting tools.
