Position Overview
We are seeking an experienced and people-focused Regional Portfolio Manager to lead the performance of an assigned residential property portfolio across Edmonton. This role is responsible for driving strong financial and operational results while coaching and developing Resident Experience Managers across multiple properties.
Reporting to the Vice President, Property Management, the Regional Portfolio Manager provides leadership across the portfolio, with a focus on occupancy, renewals, revenue, collections, budget performance, resident satisfaction, and consistent execution of property standards. This role also serves as an escalation point for complex operational and resident matters and works closely with the Regional Administration Team to support effective portfolio operations. Regular travel between assigned properties is required.
Key Responsibilities
People Leadership & Performance
- Lead, coach, and develop Resident Experience Managers across the assigned portfolio.
- Set clear expectations, monitor performance, and provide ongoing feedback and support.
- Address performance concerns and support the development of strong, accountable site teams.
- Provide guidance and escalation support for complex resident or operational matters.
Financial & Portfolio Performance
- Own and monitor portfolio budgets, financial performance, and operating results.
- Review financial variances and identify opportunities to improve portfolio performance.
- Monitor occupancy, renewals, pricing, and revenue performance across assigned properties.
- Develop and implement strategies to support occupancy, retention, and revenue goals.
Collections & Risk Management
- Establish collections priorities and monitor accounts receivable performance across the portfolio.
- Work with the Regional Administration Team to support timely follow-up, documentation, and escalation of outstanding accounts.
- Monitor portfolio trends and identify financial or operational risks requiring action.
- Support appropriate escalation and resolution of complex tenancy or compliance matters.
Operational Consistency
- Establish and maintain consistent operating standards across assigned properties.
- Monitor property performance, site presentation, resident experience, and adherence to established processes.
- Conduct regular site visits to identify opportunities, address concerns, and support site teams.
- Ensure operational priorities are clearly communicated and effectively executed across the portfolio.
Cross-Functional Collaboration & Reporting
- Work closely with the Regional Administration Team to establish priorities and support consistent administrative execution.
- Collaborate with internal departments to coordinate portfolio needs, projects, and operational priorities.
- Provide regular reporting and updates on portfolio financial, operational, and people performance.
- Partner with senior leadership on portfolio strategy, priorities, and continuous improvement initiatives.
Qualifications
- 5+ years of residential property management experience, including direct people leadership responsibility.
- Demonstrated experience managing the financial performance and budgets of a multi-site portfolio.
- Strong coaching, performance management, conflict-resolution, and leadership skills.
- Strong understanding of occupancy, renewals, revenue management, collections, and residential property operations.
- Proficiency with Yardi Voyager or a comparable property management platform.
- Strong financial acumen with the ability to interpret budgets, variances, and operating results.
- Working knowledge of the Alberta Residential Tenancies Act and RTDRS process is an asset.
- Experience leading resident-facing or customer-service teams is an asset.
- Strong communication, organizational, and decision-making skills.
- Valid driver's licence and ability to travel regularly throughout the assigned portfolio.
