The Opportunity
The Director, Property Management is accountable for the strategic and operational oversight of a significant portfolio of industrial and office assets across the Calgary area. This role drives portfolio performance, operational excellence, tenant satisfaction, and client outcomes while leading high-performing property management teams.
This is an onsite position located in Calgary, AB.
What You Will Do
- Drive sustainability, corporate responsibility, and operational integrity across BGO’s property management operations.
- Optimize property and portfolio performance by increasing revenue, controlling operating expenses, managing tax exposure, and implementing value-add initiatives.
- Lead and develop Property Managers and teams through clear direction, mentorship, accountability, and performance feedback.
- Oversee strategic planning and financial management, including business plans, budgets, forecasts, reporting, and variance analysis.
- Partner cross-functionally with Leasing, Asset Management, Accounting, Tenants, and other stakeholders to align operational execution with portfolio and client objectives.
- Enhance tenant experience and service quality through strong relationships, proactive communication, operational excellence, and responsive engagement.
- Ensure effective risk, safety, security, compliance, and governance to protect clients, tenants, assets, and BGO’s reputation.
- Provide strategic and values-driven leadership by improving processes, advancing best practices, leading special projects, and ensuring consistent, efficient day-to-day property operations.

Who You Are
Key Qualifications
- Education - University/College degree, and Certified Property Management (CPM) and / or Real Property Administrator (RPA) supplemented with leadership workshops and relevant industry courses. Hold in good standing a Real Estate License through Real Estate Council Alberta (RECA) in Calgary.
- Experience - Minimum 10 years in the real estate industry in property management capacity, including hands-on property management and multiple property responsibilities. Strong working knowledge of financial reporting, budget planning, forecasting and working knowledge of property management. Demonstrated ability to thrive in a fast-paced environment, exercise sound independent judgment, solve complex problems, and make effective decisions while balancing competing priorities.
- Computer Skills – Advanced skills in Microsoft Office

- Relationship/Leadership Skills: Team player with excellent written and verbal communication skills and strong team skills but able to work independently. Ability to influence all levels: senior management, peers and direct reports, and ability to establish strong relationships with customers (tenants and clients).
- Organizational/Multi-Task Skills: Efficiently manage multiple tasks and objectives with varying deadlines and prioritize competing demands effectively. Excellent project planning / organizational skills. Strong ability to handle changing client needs and deliver successful results. Effectively manage a high volume portfolio by prioritizing tasks and providing strong leadership.
- Decision Making Skills: Solid strategic problem solving and analytical skills
- Police Clearance – A criminal verification check is required for employment

The Expected Base Pay Range: $175,000 - $190,000 per year. The Base Pay range is for the primary location for which the job is posted. BGO values the contribution of our employees and our compensation structure may vary based on the geographical location of successful candidates, as well as their experience, skills or qualifications.
