Our client is a well-established Canadian real estate owner and operator with a significant multi-residential portfolio across the country.
With an active capital program focused on maintaining, improving and preserving existing apartment communities, they are looking to add a Construction Coordinator to their Capital Projects team in the GTA.
This is an excellent opportunity for someone who has built their experience around existing occupied buildings and wants broader exposure to a large, sophisticated capital portfolio.
Your New Role
Reporting to the Director, Capital, you will work closely with Capital Project Managers supporting approximately 20–30 active projects at any given time.
Your responsibilities will span the full project lifecycle, including:
- Supporting project budgets, forecasts and cost tracking
- Coordinating purchase orders, invoices, commitments and change orders
- Assisting with tendering, RFPs and contractor/consultant procurement
- Preparing and maintaining consultant agreements, construction contracts and CCDC documentation
- Tracking project schedules, milestones, deficiencies and close-out requirements
- Maintaining accurate project information, documentation and reporting
- Supporting annual capital budgeting, reforecasting and portfolio reporting
- Coordinating with contractors, consultants, Property Operations, Accounting and internal stakeholders
- Attending GTA project sites as required to understand scope, progress and existing conditions
Projects may include building envelope restoration, parking garage repairs, balcony restoration, roofing, boiler and mechanical replacements, electrical upgrades, elevator modernization, life-safety improvements and common-area rehabilitation.
The role is primarily based from the Mississauga office, with approximately 80% of the role spent in-office and 20% visiting properties throughout the GTA, depending on project activity.
What You’ll Need to Succeed
We are looking for an intermediate-level construction or capital projects professional with approximately 3+ years of relevant experience.
The strongest candidates will bring experience supporting capital projects within existing occupied multi-residential rental buildings, building restoration, building sciences, property management or a similar environment.
Experience focused primarily on new-build residential, low-rise development, greenfield construction or large ICI projects will be less directly aligned with this opportunity.
You should also bring:
- Strong project administration and organizational skills
- Experience with budgets, forecasting and project cost controls
- Exposure to construction contracts, procurement and tendering
- The ability to manage multiple active projects and competing priorities
- Experience working with contractors, consultants and internal stakeholders
- A valid driver’s licence and access to a vehicle
Experience with Yardi, VendorPM, IntelliAgree, Microsoft Copilot or similar technology platforms would be an asset.
What You’ll Get in Return
The base salary for this position is $72,000–$78,000, depending on experience.
Candidates with particularly strong, directly relevant multi-residential capital project experience may be considered in the $80,000–$85,000 range.
The overall package also includes:
