I’m currently working with a Vancouver-based real estate development company that is looking to add a Senior IPP Accountant to their growing team. They are a lean, entrepreneurial organization focused on developing thoughtful, design-forward multifamily communities. They currently have over 600 new homes in development and are continuing to grow their portfolio of income-producing properties.
About the Opportunity
Reporting directly to the Director of Accounting & Finance, this is a great opportunity for an accounting professional who enjoys building something rather than simply inheriting an existing process.
You’ll initially take ownership of the accounting for a mobile home park, help bring a commercial income-producing property in-house, and play an important role as the portfolio continues to grow through acquisitions.
What You'll Be Doing
- Own full-cycle accounting for income-producing properties, including AP, AR, cash receipts and bank/credit card reconciliations
- Manage tenant and pad billing, rent rolls, lease abstracts, recurring charges, arrears and collections follow-up
- Maintain security deposit, prepaid rent and tenant ledger reconciliations
- Prepare and reconcile CAM, operating cost and property tax recoveries for commercial tenants
- Prepare monthly property financial statements, including budget-to-actual variance analysis and commentary
- Support annual operating and capital budgets for each property
- Assist with lender reporting and property-level covenant calculations
- Support year-end reporting, T5013 preparation and consolidation of property management statements
- Lead the selection of software to support IPP accounting and property management as the portfolio grows
What They're Looking For
- 5+ years of full-cycle accounting experience, ideally with a strong background in property or real estate accounting
- Solid understanding of commercial leases, tenant billing, CAM recoveries, operating cost recoveries and escalations
- Strong Excel skills and confidence working with financial data, reconciliations and reporting
- Someone who is highly organized, detail-oriented and comfortable working independently
- An entrepreneurial and hands-on mindset, with an interest in building processes and improving how things are done
- Someone who can take ownership of their work, exercise sound judgment and manage multiple priorities and deadlines
- A genuine interest in real estate and property operations, with the curiosity to understand the business beyond the accounting
- CPA designation or progress toward a CPA is an asset, but not required
Compensation & Benefits
- $90,000–$110,000 salary, based on experience
