Our client, a well-established commercial & industrial construction firm based in Delta, BC, is seeking a Pre-Construction Manager to join their team. This is a position focused on managing projects through the early planning, design, permitting, and pre-construction phases while working closely with clients, consultants, municipalities, and internal estimating and construction teams. This role offers long-term growth within a collaborative and flexible environment.
Key Responsibilities:
- Manage projects through the pre-construction process, including feasibility, design coordination, permitting, and preparation for construction
- Coordinate architects, engineers, consultants, clients, and municipal authorities throughout the design and approval process
- Manage Development Permit and Building Permit applications, including responding to municipal comments and coordinating drawing revisions
- Review zoning, site requirements, and development constraints to help determine project feasibility
- Prepare pre-construction proposals, consultant budgets, inclusions, exclusions, and preliminary project cost information
- Review drawings from a constructability and value-engineering perspective to identify opportunities to reduce cost and improve project delivery
- Manage design changes, scope revisions, consultant coordination, and additional fee requirements
Ideal Candidate Requirements:
- 4+ years experience in pre-construction, real estate development, design management, development project management, or a related role
- Strong experience managing Development Permit and Building Permit applications with municipalities
- Strong understanding of the design and municipal approval process
- Experience working directly with clients and managing projects through early planning and design stages
- Ability to read and understand construction drawings and identify constructability considerations
- Exposure to preliminary budgeting, construction estimating, or value engineering is an asset
- Proactive, collaborative, and comfortable working through unfamiliar challenges and changing project requirements
